Coffee catch ups build trust

By Sarah Bell

A chance meeting over coffee at Lindfield Village has resulted in a significant property listing that embodies the Ray White family business philosophy and a remarkable family connection spanning four generations.

Ray White Upper North Shore elite agent Jessica Cao has secured the March auction campaign for 104 Bent St, Lindfield, from seller Liz Norton, who happens to be the great-niece of company founder Ray White himself.

But this isn’t a story of family favours. It’s about trust earned through genuine community engagement.

For three years, Jessica has been hosting monthly coffee catch-ups at local cafes, building relationships and becoming a trusted face in the community. It was at one of these casual gatherings last year that she met Liz.

“It’s about being present and authentic in the community,” says Jessica. “These coffee mornings aren’t about selling, they’re about connecting with locals, understanding what’s happening in the neighbourhood, and being there when people need guidance.”

That approach paid dividends when Liz decided to downsize from her family home at 104 Bent St.

The family connection adds another layer to this story.

Liz’s grandmother was Coralie Marion White, Ray White’s sister, who married and became Coralie Hobbs. Liz was named Coralie Elizabeth in her honour, carrying forward the family name through another generation.

“Grandma Coralie had three sons, but only my father had children, myself and my sister,” explained Liz. “So in many ways, this feels like the Ray White story coming full circle. Jessica’s dedication to the community reminds me of the values my great-uncle built his business on.”

The 4-bedroom, 2-bathroom character home at 104 Bent St sits on approximately 768sqm level block and offers endless potential for young families to further capitalise.

Built in 1935 and owned by the same family since 1963, 104 Bent Street is a beautifully preserved Lindfield classic. Art Deco interiors, high ceilings and solid double-brick construction are complemented by a level, sun-filled backyard and easy indoor-outdoor flow. Set in a quiet, tree-lined street just a 15-minute walk to Lindfield Station, shops and highly regarded public and private schools, it offers timeless charm in a prized location.

“Lindfield continues to attract young families looking for good schools, lots of parks and close proximity to the CBD,” says Jessica. “Properties like 104 Bent St represent a rare opportunity in this tightly-held pocket. Jessica has been with Ray White Upper North Shore for 6 years and has been working in the area for 13 years. Her deep local knowledge and community connections have made her one of the area’s most trusted agents.

“This is what real estate should be about,” says Jessica. “Building trust, serving the community, and helping families through important life transitions. That Liz chose to work with me after we met at a coffee morning and that there’s this beautiful Ray White family connection, makes it even more special.”

For Liz, downsizing from her long-held family home is a significant decision. After many years in the much loved family home, she has now decided to move to a property more manageable for her age.

“Choosing Jessica was easy,” says Liz. “I trust her completely, and knowing we share this Ray White family history makes the transition feel right.”

Ray White was founded by Ray White himself in 1902; the group remains family-owned. Coralie Marion White (Ray White’s sister) married and became Coralie Hobbs. Liz Norton (née Hobbs) is Ray White’s great-niece.
